Conditions Of Let

Any let shall be deemed a holiday let and shall not confer on any tenant a statutory tenancy or any right excluding recovery of possession under and in terms of the Rent (Scotland) Acts 1971 to 1974 or any Acts amending the same.

A non-returnable deposit - ONE-THIRD of the total hire charge is payable on booking, the balance being due not less than 28 DAYS prior to arrival

All bookings are made on the understanding that the property will be available to the tenant on the dates stated. If for any reason beyond the proprietor's control (eg. fire damage etc) the property is not available on the dates booked, all monies paid by the tenants shall be returned in full but the tenant shall have no further claim against the proprietor.

The tenant agrees to keep the property and all fitments, furniture, equipment and other contents in or on the property in the like state of repair and condition as at the commencement of the letting and will make good any damage, breakage, or loss that may occur during the period of letting. The property and all utensils and equipment etc. must be left in a clean condition at the conclusion of the let.

In no circumstances may more than 5 persons (excluding babies in cots) occupy the cottage.

The proprietor reserves the right to refuse admittance if this condition is not observed and to any person who, in the opinion of the proprietor, is not suitable to take charge. In such cases all hire charges shall be refunded in full and all liability of the proprietor shall then cease.

The proprietor does not accept any responsibility or liability for either loss or damage of the tenants property or accidents or injuries incurred by the tenant, during the term of let.
